Finished project

Built this house over the course of this last year. Pulled off of it a minimum of a dozen times gor various reasons, 1 time for as long as 8 weeks to build some storage units. Multiple other times due to other subcontractors either not showing up or being delayed,  other times to take care of other commitments we had scheduled before starting this particular project. Was supposed to be a remodel of a 1920's/1950's added onto conglomeration. It was an absolute disaster that ended up being completely torn down and starting from scratch on a very crooked uneven basement foundation. Original foundation was only 6 ft from top of basement wall to the basement floor. Had 2 bdrms, 1 up and 1 down with a very disgusting bathroom in the corner of the basement with a shower unit under the stairway. Through multiple conversations with the homeowners, we were able to convince them to start over.  This was the extent of our plans we built from, we'll that's not true we did graduate to 1/4" graph paper for a final decision on over all size. But this is where it started. Overall footprint 20X40, original footprint 16X40. We ended up catelevering 4 ft over foundation wall to add 200 square ft to upstairs level. Stairs were moved to other side of the house, added a 2ft pony wall on top of foundation both squaring and leveling as we went. Original basement was a parallelogram and uneven on all 4 corners.  Finished floor deck ended up a strong ¹/¹⁶ low on one corner. A miracle considering what we started with. There was alot of conversing through the building process and a lot of reworking things,  and mind changing, and reconfiguring due to not having any architectural plans of any kind.  Was an interesting project and in the end well worth the effort for the finished product. Ended up moving plumbing for bathroom in the basement basically to the opposite corner then adding another bathroom directly above it on the main floor. Total of 1400 sq. ft. Going to be used as a vacation rental/guest house. Has a beautiful view from living room windows and deck. Unfortunately  I lost a bunch of pics from the of the project when I got a new phone.  😕 should've downloaded them before trying to transfer them to the new phone.

Skipping a lot of steps, there was so much to figure out on how to finish everything and how to explain to homeowners how things were going to look as well as incorporate their ideas.

Exterior finished and landscaped, last bit of inside work entailed bench seat and hook board made from extremely old and hard fir planks that I have.  They have a bit of touch up painting to do am going hoping to get back in for some final pics of everything cleaned up and ready to rent for their first vacation rental clients.

That view (crop ground / mountains) is my kind of thing! Like the wood flooring is it real wood n not tectured tile like in my bathroom flooring ? (Old pic)

Unfortunately the floor is not real wood. Luxury vinyl planks, snap together, 100% water proof. Beings its going to be a vacation rental they had to make some concessions. I put it in the laundry room as well. Then a waterproof tile in bathrooms along with shiplap on the walls. Wood would not be the best choice,  needed something durable. They own the farmland,  will never be developed. It's in some sort of conservation program. They own thousands of acres, which is huge in this valley. They farm hay and grain. This year they had over 7000 acres of hay alone, over 5000 in grain. It's in a nice setting and should do well as a vacation rental.

 Will the grass sod on the front yard make it thru the winter ?

Yup, it will be fine, pretty hearty grass here. When we moved into our house, we laid sod on the 30th of October. We woke up to 6 inches of snow on Halloween the next morning, it never left til April of.the next year,  it was fine. 😁

Owners listed the Vacation rental, here's the link. They did a great job with pics, homeowner said he crashed his drone getting the aerials, that's a bummer.
